Here's the straight information on the MAKING HOME AFFORDABLE PROGRAM: Refinancing and  Modification Options and the AMERICAN Recovery and Reinvestment Act of 2009 ("RECOVERY ACT") sign into law on 17 Feb 2009 by President Obama.  It comes directly from the US Department of Housing and Urban Development website.

EXPLANATION OF FIRST TIME HOME BUYER CREDIT - 2009!  
Here is the latest information on the FIRST TIME HOME BUYERS Credit Program.  This is the scoop directly from the Florida Association of Realtors (FAR).  If you purchased a home before NEW!  Apr. 30th 2010  you must now close on the property by NOTE:  June 30th, 2010.

The $8,000 first-time homebuyer tax credit program that helped jump-start the real estate market in 2009 was extended into 2010 and expanded. First-time homebuyers qualify if they've signed a binding contract to buy a home by April 30 and close by June 30. The program´s maximum income limits have jumped from $75,000 to $125,000 for individuals and from $150,000 to $225,000 for couples.

A separate $6,500 tax credit has been added for those who have owned their homes for at least five years and want to upgrade. Homeowners drowning in their present real estate loans are eligible for a loan-modification program with their current mortgage company or loan service through the Making Home Affordable Program (
http://makinghomeaffordable.gov/).

AND FOR THOSE WHO HAVE SERVED in the Military see this added benefit. NEW!  Now you can even get credit for buying a new home if you are NOT a first time Home Buyer.  Read all about it under the first time home buyers' credit program page.

 

NEW!  USDA Home Loans are provided as part of the American Recovery and Reinvestment Act of 2009  This link will provide you with all the information.  Their loans apply to certain rural areas so to find out a locations eligiblity look at this link.  USDA eligiblity.  Click on this link to get to the Mortgage Loans.  This program was designed to help lower income households obtain home loans at reasonable mortgage rates.  I've got a little more information on these loans so take a look at "What is a USDA Home Loan."

SAVING STRATEGIES:
With the price of gasoline so high here's some cost savings tips and myths. Also see that I've got some Beat the Heat summer saving tips like the following:
    * Ceiling fans are decorative, quiet appliances which enable the AC unit to operate less frequently.  In fact, when used with the AC unit you can raise the thermostat by 4 Degrees and still feel cool.  To conserve energy use only while the room is occupied!
NEW!  And then don't forget to Winterize Your Home in the fall - some pertinent tips to make your winter months safer and more energy wise.

Here's a great way to make sure you are getting the best gasoline prices in your area.  Just put in your ZIP Code and viola, the best prices in town!  And, some Fuel for Thought for saving money at the the gas pump by changing some of your driving habits.

National Preparedness Month  Get a Kit, Make a Plan, Be Informed and Get Involved.  While
we don't like to think about it we should all be prepared for a Hurricane.  Wherever you live, on the coast or inland, you should use some of the tips presented to be ready for a hurricane, or any other natural disaster.  Being prepared is not difficult, but you will be glad you were ready!  Check out some  Hurricane Preparedness tips.  I've just added some tips on being prepared with your Insurance coverage.

The normal filing time for Homestead Exemption begins on January 01 and lasts through March 01.  

All exemption applications for that year must be filed by March 01.
You may pre-file for the following year from March 02 through December 31.
