Community Story of Heritage Hills

 

 

Heritage Hills is an approximately 442 acre age-restricted master planned community located in the City of Clermont in Lake County, Florida. The community is to be built over and estimated 7 to 10 years starting in 2008.  Heritage Hills is bordered by Hartwood-Marsh Road on the east and the south and Hancock Road on the west.  An additional road (currently unnamed) is planned to be located at the far eastern area of the community and will run north and south.  All other roads within the community are private roads and will be maintained by the Homeowners Association.

 

Heritage Hills is approved for approximately 1,150 homes.  The total number of homes and home types to be built are at the sole discretion of Lennar Homes.  There are currently six phases of homebuilding on the property to be built, with the possibility of a seventh phase.  The seventh phase of the project is not part of the Heritage Hills entity and is slated to be a multi-generational community.  It will not be part of the Heritage Homeowners Association.

 

The current community design includes a mix of 50´, 60´ and 75´ products with two or three car garages, along with single family townhomes planned for a later date.  The exclusive builder in this community is Lennar Homes.

 

There will be a total of two guard-house styled gates for entrance to the community, and one arm gate which will be located on the additional planned road that will be located at the far eastern area of the community.  A gate attendant will be hired in the future and will be available from 7 PM to 7 AM, 7 days per week at the Hancock Road entrance.  The remaining gates will be unmanned but you will be able to enter through those gates with an access card, remote, bar code, transponder keypad to be determined at a later date by the developer.  Guests will be able to use the callbox at the gatehouse for access.

 

There is a concrete plant located at the northern portion of the property, with commercial development located directly to the east of it.  High voltage wires run across the northeastern portion of the community, while a sand mine is located south of Hartwood-Marsh Road on the southeastern portion and North of Hartwood-Marsh road on the southwestern portion of the community.  The far southwest portion of the community is home to a pine tree farm, and the Kings Ridge Community is directly west of it.  Northeast of the Hancock Road entrance are the Sommerset Community (a Lennar Community) and an elementary school.

 

Water will be supplied by the City of Clermont.  Sanitary lift stations will be located throughout the community and will be maintained by the City of Clermont as well.

 

Once occupant of every household in Heritage Hills must be at least 55 years old and no one under the age of 18 may be a permanent resident.  Visitors under the age of 18 may visit for up to 30 days cumulative in any calendar year.

 

THE HERITAGE HILLS CLUBHOUSE

 

The Heritage Hills Clubhouse has been designed in a Mediterranean style of architecture, and will be the center of entertainment for Heritage Hills.  The Clubhouse is slated to break ground at the end of 2008.  This state-of-the-art facility will provide rooms for fitness, cards, billiards room, hobbies and crafts, a library, computer stations, aerobics, and administration in addition to a catering kitchen, conference room, and a ballroom with a stage.  The Club also has a heated resort style pool with lap lanes and a shallow area for water aerobics as well as a heated hot tub / spa, a lighted sports court area that includes tennis courts, a half basketball court, bocce, and shuffleboard.  The lights for the sports court area operate on a timer that will turn off at 10 PM nightly.

Members pay club charges on a monthly basis, which are comprised of the club fee and club operating expenses.  The club fee is defined in the club covenants and is estimated to be $134.38 per month (these fees are subject to change).  Club charges will not be collected until the clubhouse is completed.

 

 

ASSOCIATIONS

 

As a resident of Heritage Hills, you will be required to pay fees to the homeowner associations for the care and maintenance of certain facilities in Heritage Hills, and your home.  The Homeowners Association is the association charged with the care and maintenance of facilities and land common to all residents in Heritage Hills.  The maintenance responsibilities of the Association includes but is not limited to the following areas:  the community gates, entrances and gate houses, the entire road system within Heritage Hills, all street lighting and signage, all irrigation systems, the landscaping and fencing along street, median and community entries, fountains, along with storm water systems and lakes.

 

As of Feb 1, 2008 the monthly assessment is $116.42 for the 50´s, $125.39 for the 60´s and $135.31 for the 75´ homes.  The monthly assessment fee for the Townhomes is $137.17.  The HOA assessment may change due to increases in the annual HOA budget.

 

The Association is responsible for specific maintenance items on the single-family homes.  Their main task is to maintain the lawns, plants, trees and to implement the exterior repainting program for all homes in Heritage Hills. Lawn and plant maintenance included in the budget encompasses the following:

 

-          Weekly lawn cutting from May to Mid-October (weather permitting)

-          As needed lawn cutting from Mid-October to April

-          Fertilization, broadleaf weed, insect control for the lawns 6 times per year

-          Trees and plant fertilization, insect, and disease control 6 times per year

-          Weeding of plant beds

-          Annual tree trimming over 8´

-          Mulch refresher

 

The HOA will not replace sod, trees and bushes, perennials, or annuals that are part of the landscaping of an individual home.  No fencing is allowed in Heritage Hills as it impedes Association´s maintenance responsibilities.  The painting reserve allows for the first repaint at approximately 5 years after the home closing and subsequent repaint every 6 years thereafter.
